Town Planner Balmain

Local planning expertise, right here on Darling Street

Balmain is where we work. And where we live.

Sky Planning is based in Balmain — Level 2, 323 Darling Street. We're not a city firm that services the Inner West when it suits. We know this peninsula: its heritage streets, its terrace rows, its mixed-use laneways, its council, and the planning framework that governs all of it.

That local knowledge matters more than most people realise. The difference between a DA that moves efficiently and one that stalls often comes down to knowing what the Inner West Council assessment team is looking for before you lodge — and whether you've addressed it.

Inner West Council LEP 2022 — Balmain properties are regulated under the Inner West Local Environmental Plan 2022. A significant portion of the suburb sits within heritage conservation areas, adding an extra layer of controls to what can be changed, extended or built. We've worked within these controls many times.

What Balmain owners and businesses come to us for

Balmain is a suburb of character homes, boutique commercial tenancies, strata buildings of every age, and narrow terrace blocks with deceptively complex planning histories. The enquiries we receive most often include:

  • Rear additions and upper storey extensions to heritage terraces and semi-detached homes
  • DA or CDC applications for residential alterations and additions
  • Change of use applications — retail to hospitality, office to creative, mixed-use conversions
  • Strata remedial and common property works requiring council approval
  • Pre-purchase planning assessments — knowing what you can and can't do before you buy
  • Objections and neighbour submissions on council-notified DAs
  • Heritage advice and statements of heritage impact

Planning in a heritage conservation area

Much of Balmain is covered by a heritage conservation area (HCA), which means that even works that look minor can require additional justification. A rear deck, a new window, a change in external cladding — any of these can trigger heritage assessment requirements if the property or its streetscape is considered significant.

That's not necessarily a problem. It just requires knowing the rules and writing the right documentation. We prepare Statements of Heritage Impact and work with Inner West Council's heritage team regularly. We know what flies and what doesn't, and we'll tell you honestly before you commit to anything.

The most useful call you'll make before you commit

Most planning problems we see could have been avoided — or at least made significantly simpler — with a conversation before a decision was made. Before you sign a lease, buy a property, instruct a builder or lodge an application, speak to us. It usually takes thirty minutes and saves a lot more than that.

We're local. We're direct. And we give you a clear picture of what you're actually dealing with.
